Privacy policy

This is a translation of the Hebrew text. If the two differ, the Hebrew version prevails.
This policy explains what information is collected on strategicrealestate.co.il and in our brokerage services, why, where it is kept and what your rights are. It follows the Israeli Privacy Protection Law, 5741-1981 (including Amendment 13) and, for visitors from the European Union, the GDPR.
Who is responsible
Nadlan Group S.B. Netanya Ltd. (Strategic Real Estate), through which Semion Barash, licensed real estate broker (licence 31033324), operates.

What we collect, and why
1. Browsing the site
- Statistics (Google Analytics), only if you accept in the cookie banner: the pages you view, device and browser type, approximate location (city or country), where you came from, and clicks on the call and WhatsApp buttons. Purpose: to see which content helps and to improve the site. Google's advertising features are off. If you do not accept, the Google Analytics code is not loaded at all.
- Technical data: like any website, the hosting server records the IP address, time, page and browser in access logs, for security and operation.
- Fonts and video: the site's fonts load from Google Fonts, so your IP address reaches Google when a page loads. The video on the home page loads from YouTube (youtube-nocookie) only if you click it.
2. When you contact me
- By WhatsApp, phone or e-mail: your name, phone number and what you write. For example, the owners' questionnaire asks for the street, neighbourhood, number of rooms and condition of the apartment.
- The questionnaire on the site stores nothing. It only prepares a WhatsApp message, and you decide whether to send it.
- Purpose: to answer you and provide the service you asked for.
3. Brokerage clients
- When you order brokerage services, we keep: name, ID number, phone, address, property details, the signed brokerage order (including the signature), and the list of properties shown to you.
- Purpose: the written order required by the Israeli Real Estate Brokers Law, 5756-1996; providing the service; meeting legal duties; and protecting legal rights (for example, regarding brokerage fees).
- This information is kept in a system hosted on Google Firebase (Google Cloud). Only I and the agents who work with me have access to it.
Do you have to give us information?
There is no legal duty to give us information; it is up to you. Without the information a service needs, we cannot provide it. For a brokerage order, the Brokers Law requires certain details in the written order.
Who we share it with
- We do not sell or rent personal information.
- Service providers that process information for us: Google (Analytics, Firebase, Fonts, YouTube, e-mail), Meta (WhatsApp) and the site's hosting company.
- In a transaction you start: the other party and the lawyers, as far as the transaction requires. In Dubai transactions you start: DRASI Real Estate Dubai.
- Authorities, where the law requires it.
- Some providers keep information outside Israel, for example in the United States and Europe. Such transfers follow the Israeli regulations on transferring data abroad.
How long we keep it
- Detailed browsing data is kept in Google Analytics for up to 14 months; summary reports may be kept longer. Google Analytics cookies stay in your browser for up to two years, or until you delete them or choose "Decline".
- Enquiries: as long as needed to handle them.
- Brokerage clients: as long as the service requires, then as long as needed to protect legal rights, usually up to 7 years (the limitation period).
Cookies and browser storage
_ga, _ga_W66XQK6ZVN: Google Analytics cookies. They tell visitors and visits apart. Kept for up to two years. Set only after you click "Accept".
sb_consent (browser local storage): remembers your choice in the cookie banner, so we do not ask on every page. Kept for 12 months.
sre_lang (browser local storage): remembers the site language you chose. Kept until you delete it.
You can change your choice at any time with the Cookie settings link at the bottom of every page, or delete cookies in your browser settings. Choosing "Decline" deletes the site's Google Analytics cookies.
Security
We work to secure the information as required by the Israeli Privacy Protection (Data Security) Regulations, 5777-2017. No system is completely immune. If a serious security incident happens, we will act as the law requires, including reporting to the Israeli Privacy Protection Authority where required.
Your rights
- To see the information about you (section 13 of the Privacy Protection Law).
- To ask us to correct or delete information that is not correct, complete, clear or up to date (section 14).
- To be removed from a direct-marketing list at any time (section 17F).
- Marketing messages by WhatsApp, SMS or e-mail are sent only with your consent, and you can ask us to stop at any time.
- You can contact the Israeli Privacy Protection Authority.
- Visitors from the European Union also have the rights to restrict processing, to object, to data portability and to withdraw consent at any time, and may complain to the data-protection authority in their country (in France: the CNIL).

For visitors from the European Union: legal basis
- Statistics: consent (GDPR Art. 6(1)(a)).
- Answering enquiries and brokerage services: performing a contract or steps before one (Art. 6(1)(b)), and legal obligation (Art. 6(1)(c)).
- Server logs and security: legitimate interest (Art. 6(1)(f)).
- Israel has an adequacy decision of the European Commission, which allows data to move from the EU to Israel.
Minors
The site is meant for adults. We do not knowingly collect information about anyone under 18.
Other sites and services
Links to WhatsApp, YouTube, Dubai ROI Club and other sites lead to services we do not control. Their own privacy policies apply.
Changes to this policy
When something changes, we will update this policy and the date at the top of the page.
